In this intensive and comprehensive two-hour consultation, we will be using a detailed Staging Report/Checklist to assess and write down everything that needs to be done to get the home the best price possible!

Our Home Staging Consultations are perfect for homeowners who plan to live in their home while having it listed for sale or for those DIY enthusiasts. Our goal is to help you create an environment that appeals to the largest number of buyers by enhancing the positive features and reducing any negative aspects of the home. During this Walk & Talk Consultation, we go through each space addressing the following:

Curb appeal
Improving the flow & function of all rooms
Eliminating excess clutter & unnecessary furniture pieces
Closet organization
Deferred maintenance
Paint color recommendations (if needed)
Lighting Recomendations
Shopping list suggestions to help improve the staged look of your home

This one-on-one consultation is offered at a flat fee of $225 and includes the following:

OCCUPIED HOME STAGING

If you’re feeling overwhelmed after our Walk and Talk Consultation and need help to implement the recommendations, then we’re here to help.

During the Walk and Talk we determine styling package your home will need. We take inventory of what items in your home can be used and determine if you need any additional decor items to complete the staging look. On your staging day, we will use your accessories and furniture to the best of our abilities and create a look that will better appeal to potential home buyers in your area.

In addition, we offer accessory rentals to our clients who need to supplement decor items throughout their home. We will create a customized rental package based on your home’s needs with easy rental terms.

HANDS-ON HOME STAGING SERVICES

This staging service is all about rolling up our sleeves and physically staging the main areas of the home based upon the Staging Report recommendations. It is our goal to depersonalize your home giving it broad appeal and stage it to be ready to be photographed for MLS and viewings.

We will make HUGE transformations using what you already own to make the most of each space!
We will be repositioning furniture to properly define each room’s purpose and clearly identify walking paths for potential buyer tours.
We will bring in gorgeous staging accessories in order to give you a visual shopping list and get higher impact professional photos.
We will address any areas of concern as well as offer solutions to resolve those concerns.

Service Packages —

POWER STAGING PACKAGE: This staging service is all about rolling up our sleeves, following the detailed plan agreed on during the Walk and Talk and working together to start staging the main areas of the home right away. You won’t believe the difference a few hours makes just using what you already own! This service can take up to 4 hours in the home with 2 hours planning/prep time and includes:

Kitchen staging and organizational strategies
Main living area staging and emotional connection point set up
If time permits, we will tackle other key living areas, so your home is show ready
You will walk away with beautiful “after” for photos of your staged rooms!

This is also a critical service for just before professional MLS photos are taken because we style each space for maximum photo impact!

ULTIMATE POWER STAGING PACKAGE: Do you have a larger home with more than a few hours of work that needs to be done? No problem! This service simply extends our time together in order to properly tackle your larger home and additional rooms needed to be staged by following our detailed staging plan and getting your house picture perfect.

This service can take up to 7 hours in the home with over 2 hours planning/prep time and includes:

Kitchen staging and organizational strategies
Main living area staging and emotional connection point set up
Main bathroom, master bedroom and bath styling
If time permits, we will tackle other key living areas, so your home is show ready
You will walk away with your home transformed and ready to take beautiful pictures for your listing.

NEW LISTING | OPEN HOUSE STAGING WEEKEND: Own a larger home or one that requires additional time to get it prepared for the MLS? This service takes all the stress out of staging and is perfect to make a great first impression for the home that is “Coming Soon” or hosting its first Open House! A POSH HS&R Consultant will spend two days prior to the event weekend transforming the house into a buyer’s dream home. We will be working with a detailed Action Plan that will be given to the home seller to complete the transformation at the end of the session.

To get top dollar, every home should go through our complete home staging transformation prior to being listed.

We will bring in essential accessories to give you a “visual shopping list” of what to purchase for modernizing and setting the stage for buyers to fall in love with your space
